Celery Lakes Subdivision - Keewin Property Company and Maronda Homes
Celery Lakes is a 300 unit detached single family home subdivision situated on 68 acres within the City of Sanford Florida. Excel Engineering Consultants, LLC was responsible for Site Planning, PUD, Rezoning, Construction Plans, Permitting, Cost Estimates and Construction Administration. Complex zoning, site constraints, drainage and utility issues were resolved successfully under very tight time constraints. This project required Permit Coordination between Seminole County, the St. Johns River Water Management District, Florida Department of Environmental Protection and the City of Sanford for site grading, stormwater, drainage and water and sewer utilities permitting.
Oakmonte Senior Villages – Royal Senior Care
Oakmonte Senior Villages is an Assisted Living Facility consisting of one 94 unit Assisted Living Facility (82,000 s.f.), one 160 unit Independent Living Facility (200,000 s.f.) and 25 Villa Duplex Unit. The project is situated on 25 acres of land adjacent to the City of Lake Mary near the intersection of Lake Mary Boulevard and Interstate 4 (I-4). Excel Engineering Consultants, LLC was responsible for Site Planning, Rezoning, PUD, Construction Plans, Permitting, Cost Estimates and Construction Administration. Complex zoning, and coordination with adjacent property owners was successfully achieved under very tight time constraints. This project required Permit Coordination between Seminole County, the St. Johns River Water Management District, Florida Department of Environmental Protection The Florida Department of Transportation, the Master HOA and the City of Sanford for site grading, stormwater, drainage and water and sewer utilities permitting.
Arborview Mixed-Use Development – Ryland Homes
Arborview is a mixed-use development consisting of 130 fee-simple townhome units situated on 23.2 acres and 60,000 s.f. of commercial retail situated on 6.1 acres. The project is located in the City of Oviedo on Alafaya Trail (SR 434) approximately 2 miles south of Mitchell Hammock Boulevard. Excel Engineering Consultants, LLC was responsible for Site Planning, Conditional Uses, Construction Plans, Permitting, Cost Estimates and Construction Administration. Complex site grading issues were successfully worked out due to the fact that the site had a 20-foot relief with adjacent single-family homes all around. The project was successfully designed and permitted under very tight time constraints. This project required Permit Coordination between Seminole County, the St. Johns River Water Management District, Florida Department of Environmental Protection, The Florida Department of Transportation, and the City of Oviedo for conditional uses, wetlands, site grading, stormwater, driveway connections, drainage and water and sewer utilities permitting.
FedEx Dock Expansion – FedEx Freight, Inc.
This project is an expansion to the existing FedEx Distribution Orlando Center for an additional 51,816-s;f; warehouse building with dock high loading bays. The project is situated on 11 acres in the City of Orlando on Landstreet Road approximately 2 miles west of US 441. Excel Engineering provided the Feasibility Study, Site Planning, Construction Plans, Permit Coordination and Expediting (for the whole project including the building), Cost Estimating and Construction Administration. This project required Permit Coordination between, the South Florida Water Management District, Florida Department of Environmental Protection, and the City of Orlando for conditional uses, site grading, stormwater, driveway connections, drainage and water and sewer utilities permitting.
Nine Oaks Subdivision – Presco Development
Nine Oaks is a is a 273 unit detached single family home subdivision situated on 68 acres within the City of Lady Lake, Florida. Excel Engineering Consultants, LLC was responsible for Site Planning, PUD, Rezoning, and Preliminary Plat approvals. Complex zoning, and site grading constraints were resolved successfully under very tight time constraints. The project has a 50-foot relief and the site was successfully graded without retaining walls translated into significant construction cost savings. Permit Coordination with the City of Lady Lake P & Z Board and City Commission and adjacent homeowners was successfully completed.
Cedar Creek Retail Center – Century Realty Fund
Cedar Creek is a 25,000 s.f. Commercial Retail center located in the City of Oviedo, Florida. Excel Engineering Consultants, LLC was responsible for Conditional Uses, Preliminary Site Plan Approvals, Construction Plans, Permitting, Permit Expediting, Cost Estimates and Construction Administration. The project was successfully designed and permitted under very tight time constraints. The Masters Academy is a private school providing K-12 education. The project includes 235,764 s.f. of buildings including classrooms, offices, gym, library, auditorium, cafeteria, baseball field, soccer/football field, softball field, 400 M track, and basketball courts. The site is located on Slavia Road near the intersection of Aloma Avenue (SR 426). Excel Engineering Consultants, LLC was responsible for Rezoning, Conditional Uses, Preliminary Site Plan Approvals, Construction Plans, Permitting, Permit Expediting, Cost Estimates and Construction Administration. The project was successfully designed and permitted under very tight time constraints.
